What We Clean
Six things we do often enough to have written a page about, and a longer list we do regularly. If your surface is not named here, it is still worth asking — the method matters more than the label.
Residential
- House Washing — soft wash for siding, brick, stucco and fiber cement. Low pressure and a solution that kills the growth at the root, because the green is living, not dirt.
- Roof Cleaning — algae streaking removed at low pressure. Roofs must never be pressure washed; it strips the granules and takes years off the roof.
Commercial
- Storefront Cleaning — entryways, walkways and frontage for strip centers and multi-tenant retail. Scheduled around your trading hours.
- Restaurant Pressure Washing — patios, drive-thru lanes and the grease-loaded concrete under a kitchen exhaust. Hot water and a degreaser, in that order.
- Dumpster Pad Cleaning — leachate soaks into the pores of the concrete, so it needs heat and dwell time rather than rinsing. Enclosure walls and gates at the same time.
- Parking Lot Striping — restriping, ADA stalls and fire lanes. Cleaning tends to reveal how worn the markings actually were, so the two are worth quoting together.
Also regular work
These do not have their own page yet, but they are ordinary jobs for us and they are quoted the same way:
- Concrete — driveways, walkways, patios and pool surrounds. A surface cleaner and heat, not a wand, which is what avoids the striped result.
- Deck and fence — low pressure and a wood-safe solution. Cedar and pine scar permanently under too much pressure. Tell us if staining is the plan, because the drying time matters.
- Rust and irrigation staining — the orange arcs that sprinklers leave on concrete and stone. A mineral deposit, not soil, so it needs a dedicated remover.
- Graffiti removal — matched to the substrate, because what lifts paint off block will damage brick.
- Gutter exteriors — the dark vertical tiger striping is a separate treatment from a house wash and does not come off during one.
- Heavy equipment, fleet and shop floors — hot water and degreasers. Quoted on condition and access rather than by area.
How it is quoted
Estimates are free and most go out the same day. Standard residential work does not need a site visit first — an address and a couple of photos are usually enough. Commercial work is quoted on condition, access and area, and scheduled around your hours rather than ours.
